Villa renovation cost in Dubai 2026: prices, approvals and timeline
One Dubai villa priced at two finishes with real supplier prices, which works need your developer's NOC, how long it takes, and how to stay at home while the work happens.
A villa renovation in Dubai is not a bigger apartment job. It has more owners of the decision (you, your master developer, and usually Dubai Municipality or Trakhees), more trades on site, and the outside of the home to think about: the pool, the garden, the terrace, the façade. Done well, it turns a tired villa into the home you would buy today. Done badly, it stalls for weeks waiting for a permit nobody applied for.
This page answers the questions villa owners ask us most: what it costs, who approves what, how long it takes, and whether you can stay in the villa while the work happens. The cooler months are the best time to work outside in Dubai, so now is the moment to plan.
What a full villa renovation includes
Most villa renovations are a mix of inside and outside work. You can do all of it at once, or in phases.
Inside
- Kitchen: new cabinets, worktops, sink, tap and appliances. See our kitchen guide.
- Bathrooms: often three to five in one villa. See our bathroom guide.
- Floors: large format porcelain, marble look tiles or wood look flooring through the ground floor and stairs. See the flooring guide.
- Walls and ceilings: paint, feature walls and new gypsum ceilings with layered lighting. See the painting guide.
- Electrical and plumbing: new lighting circuits, sockets, water heaters and pipework. See the electrical guide and the plumbing guide.
- Doors and ironmongery: new handles and hinges change how every room feels in your hand.
Outside
- Pool: retiling, new coping, LED lights, a new ladder.
- Garden floor: anti slip outdoor tiles, artificial grass, planters.
- Shade and living: a pergola, an outdoor kitchen, outdoor sockets.
- Walls and roof: boundary wall paint, roof and balcony waterproofing. Our rain ready checklist covers the leak points to check first.
You can price the outside in the backyard room of the Mostreno design tool: paving, grass, pool tiles, pool edge, lights, pergola and wall paint, item by item.
How much does a villa renovation cost in Dubai?
Every villa is different, so we do not publish one number for a whole villa. What we can show you is the part most quotes hide: the real price of the products that go in. Here is the same villa finished at two levels, using real Dubai supplier prices that Mostreno tracks every day (checked 14 October 2026).
Our example: a ground floor of 150 m², a terrace of 60 m², 12 internal doors, one statement light over the stairs, a freestanding bath in the master bathroom and a new kitchen sink and tap. Tile quantities include about 10% for cuts and spares, as the design tool does.
| Item | Classic finish | Signature finish |
|---|---|---|
| Ground floor tiles, 165 m² | High gloss marble look porcelain, 60 x 120 cm, AED 79 per m²: AED 13,035 | Polished warm gold stone look porcelain, 59 x 119 cm, AED 139 per m²: AED 22,935 |
| Terrace tiles, 66 m² | Outdoor porcelain, 60 x 60 cm, 20 mm, R11 anti slip, AED 84 per m²: AED 5,544 | Travertine look outdoor porcelain, 60 x 120 cm, 20 mm, AED 115 per m²: AED 7,590 |
| Door handles, 12 | Rosette lever handle, PVD finish, AED 59 each: AED 708 | Solid brass lever handle, brushed natural brass, AED 370 each: AED 4,440 |
| Statement light | Crystal chandelier, chrome, 85 cm: AED 1,265 | Glass bubble chandelier, 10 globes: AED 4,915 |
| Master bath | Freestanding bath, 150 x 80 cm: AED 2,299 | Freestanding bath, 180 x 83 cm: AED 2,599 |
| Kitchen sink and tap | Stainless steel inset sink 114 x 48 cm, AED 289, plus a single lever sink mixer, AED 395: AED 684 | Handmade stainless steel undermount sink 76 x 45 cm, AED 1,690, plus the same mixer, AED 395: AED 2,085 |
| Products total | AED 23,535 | AED 44,564 |
Three things stand out.
- The floor decides the budget. The ground floor tile is almost half of the gap between the two finishes. Pick it first, because everything else is chosen to sit on it.
- Handles are the cheapest luxury. Solid brass handles on every door cost AED 3,732 more than the classic set in this example, and you touch them every single day.
- The bath barely moves. A bigger freestanding bath is only AED 300 more. The real cost of a bath is the plumbing and the floor around it.
These are product prices only, before fitting and before the work. Many of them are supplier sale prices (most tiles and fittings until 2 November 2026, the lights until 24 October 2026), so recheck before you buy. Do you need your developer's approval?
In most gated villa communities, yes. Your master developer issues a community NOC (no objection certificate) that confirms the work follows the community rules. It usually comes first, before any authority permit.
Works that usually need an NOC
- Extensions and anything structural
- Façade changes and anything visible from outside
- Roof additions and pergolas
- Boundary wall changes
- Swimming pools, new or rebuilt
- Moving outdoor A/C units
- Garage conversions
Works that usually do not
- Inside painting and new floors
- Replacing fixtures without changing the layout
- Non structural changes inside the approved space
Every community has its own rules, approved paint colours and approved outside materials, so always confirm with your developer before you start. At Mostreno we apply for the NOC on your behalf, and the fee is passed on at cost. Some communities also ask for a refundable deposit, which the owner pays directly to the community.
Do you also need a Dubai Municipality or Trakhees permit?
For structural, outside or pool work, usually yes. Which authority depends on where your villa is:
- Dubai Municipality issues the building permit in most communities. For a minor modification to a private villa, its permit fee starts from AED 200, and the service time is three working days once the drawings are complete.
- Trakhees issues the permit in some communities, after the developer NOC.
- Dubai Development Authority applies in some other zones.
Structural work needs drawings from a registered consultant and a registered contractor. Building without the right approvals can lead to fines and an order to remove the work, which is far more expensive than waiting two weeks.
How long does a villa renovation take?
It depends on the scope and the community, so we never give a timeline before we know both. What we can tell you:
- Approvals first. At Mostreno, work usually begins about one month after signing, once permits are approved. Simple inside work can start sooner.
- A written schedule. Before work starts you get a stage by stage timeline that shows noisy days, water off days and when each room is ready.
- The usual order: approvals, demolition, plumbing and electrical, tiling, kitchen and fittings, paint, outside works, handover.
- One bathroom at a time. A standard bathroom takes 5 to 10 working days, so your other bathrooms stay usable.
If anything changes, we tell you the reason and the new date in writing.
Can you live in the villa during the renovation?
Often, yes. Villas are easier than apartments here, because there is more space to move into while one zone is closed. Living at home works well when:
- you renovate one floor or one wing at a time;
- bathrooms are done one after another, never all at once;
- outside works run while the inside stays untouched.
If the only kitchen is out of use, many families stay elsewhere for those days or set up a simple kitchen in another room.
Is it cheaper in phases? Not always. Phasing keeps the home usable, but each trade comes back more than once. The middle way works best: do the noisy, dusty work (demolition, floors, bathrooms) in one window, then the quieter phases while you live in the villa. Our apartment renovation page uses the same rule for flats.
Can you renovate the pool and garden at the same time?
Yes, and it is often smarter. The outside crew works outside while the inside crew works inside, so the overall time is shorter. Plan it so the heavy deliveries for the pool and terrace come before the new inside floors are finished. Remember that pool work usually needs the developer NOC and an authority permit, so start the paperwork early.
In the backyard room of the design tool you can set your pool size, paved area, grass, pergola and wall, and see each line priced.
Hidden costs to plan for
Most villa budgets go wrong in the same places. Plan for them from day one:
- Permit and NOC fees, plus any refundable community deposit.
- What is behind the walls. Old pipes and old wiring only show once tiles come off. At Mostreno, work pauses, we send photos, and you get a price in writing before any repair.
- Waterproofing on the roof, balconies, wet areas and the pool shell.
- Changes on site. Every change is priced in writing and only goes ahead once you approve it.
- Your own time. Buying materials yourself looks cheaper, until you count the hours choosing, ordering, collecting, checking boxes, handling breakages and returns, and the job stopping when one tile is short. With Mostreno you choose the products and we handle the rest.
- Where you stay during the noisiest phase, if you decide to move out.
Questions to ask before you sign, and our answers
1. Is everything in the quote, line by line? Ours is written, lists materials, labour and other charges separately, and we never charge for anything that is not in it.
2. Who applies for the permits? We apply for the NOC on your behalf and pass the fee on at cost.
3. How do payments work? 40% on signing, 40% at the halfway point defined in your quote, and 20% at completion after a joint walkthrough. You get a receipt for every payment.
4. What happens if you find a problem behind the wall? Work pauses, you get photos and a written price, and nothing is repaired until you approve.
5. How will I know what is happening? Progress updates with photos on WhatsApp, and a written schedule from the start.
6. What guarantee do I get? A 1 year workmanship guarantee from handover. Product faults are covered by the maker's warranty, and we help with the claim. Claims are answered within 1 working day.
7. What happens at the end? A room by room walkthrough. Minor issues are listed and fixed within 7 days.
8. Can I cancel? Before materials are bought or work starts, you get a full refund. After that, you get back what you paid minus materials already bought and work done, with receipts, and the materials are yours.
All of this is on our How we work page.

Usually for anything structural, outside or visible, including pools, pergolas, façades and moving A/C units. Inside painting, new floors and like for like fixture swaps usually do not. Always confirm with your community.
Do I need a Dubai Municipality permit as well?
For structural, outside and pool work, usually yes, after the developer NOC. Some communities use Trakhees or the Dubai Development Authority instead.
How long does a villa renovation take?
At Mostreno, work usually starts about one month after signing, once permits are approved. The full timeline depends on scope, and you get it in writing before we start.
Can we live in the villa during the renovation?
Often yes, if the work is phased by floor or wing and bathrooms are done one at a time. If the only kitchen is out of use, plan a few days elsewhere.

Yes. Running inside and outside crews together usually shortens the overall time. Pool work needs approvals, so start those early.
