Rain ready home in Dubai: your winter leak checklist

Roof, balcony drains, sliding doors, windows and outdoor sockets: what to check before the rain, what the materials really cost, and what to do on the day.

Dubai does not get much rain, and that is exactly why so many homes are caught out when it comes. Drains that have not carried water for months are full of sand and leaves. Sealant that spent the summer in the sun has cracked. A door threshold that never mattered suddenly lets water run across the floor.

Winter is the main rainfall season in the UAE, according to the National Centre of Meteorology. October and November are the calm window to get ready. Here is the checklist we would use on our own home, area by area, with the real price of the few materials involved.

Why a little rain causes big problems in Dubai

Most homes here are built for heat, not water. Flat roofs, open balconies and big sliding doors work beautifully most of the year, until the first heavy shower finds every weak point at once. Three things make it worse:

  • Long dry months. Dust and sand settle in roof outlets, balcony drains and window tracks. The first real rain washes all of it into the drain at the same moment.
  • Sun damaged seals. Silicone around windows, bitumen coatings on roofs and grout on terraces get dry and brittle after a summer of strong sun. Small cracks are easy to miss until water finds them.
  • When it rains, it can pour. On 16 April 2024 the National Centre of Meteorology recorded 254 mm of rain in less than 24 hours at Khatm Al Shakla in Al Ain, the highest since records began in 1949. Not every winter is like that, but it showed how quickly a small leak becomes a big one.

On average, February is Dubai's wettest month, followed by December. That makes October and November the right time to check, while the weather is calm and repairs can dry properly.

The roof: villas and townhouses

In a villa, the roof matters most. Go up on a dry morning and check:

  • Roof outlets and gutters. Lift out leaves, sand and any plastic. Pour a bucket of water into each outlet and watch that it drains fast.
  • The waterproofing layer. Look for blisters, cracks, peeling patches or areas where the coating has worn thin, especially around corners and where pipes come through.
  • Unused openings. DEWA advises residents to seal any unused roof conduits before the rainy season. Old cable or pipe holes are a common way in for water.
  • A/C units and their brackets. Fixing holes around outdoor units should be sealed, and condensate pipes should run freely. Our A/C maintenance after summer guide covers the rest of the system.

If you see blisters or cracks in the roof coating itself, do not paint over them. That needs a proper repair, and the sooner it is done the smaller it stays.

Balconies and terraces

Balconies leak in two ways: water that cannot drain, and water that gets under the tiles.

  • Clear every balcony drain. Dubai Municipality asks residents to keep internal rain drains clean and unobstructed. A blocked drain turns a balcony into a shallow pool that finds its way under the door.
  • Check the drain cover. A cracked or missing cover lets debris straight into the pipe. A new one is a small part (see the price table below).
  • Look at the grout and the joint where floor meets wall. Open grout lines and gaps at the skirting let water under the tiles, where it can show up later as damp on the ceiling of the room below.
  • Clear the balcony itself. Dubai Municipality also advises securing outdoor furniture and removing anything that could be blown away from balconies and rooftops.

Windows and sliding doors

  • Clean the tracks. Vacuum the sand out of sliding door and window tracks, then check the small weep holes at the bottom of the frame are open. They are there to let water back out.
  • Check the silicone. Run a finger along the seal around each frame. If it is cracked, hard, shrinking away from the wall or black with mould, it should be cut out and replaced, not covered with a new layer.
  • Check door bottoms. Doors that open onto a terrace or garden often have no seal at the bottom. An under door seal is a simple fix.

Electrical safety before the rain

With water and electricity, do not experiment. DEWA's advice to residents before the rainy season is to:

  • close all electrical cabinets securely;
  • replace any cracked or damaged glass covers on meters;
  • make sure all connections are properly earthed;
  • protect exposed connections with waterproof sockets and fixtures;
  • have a skilled technician carry out a thorough inspection.

Dubai Municipality gives the same message: make sure all electrical connections in your home are properly secured and insulated. Outdoor sockets, garden lights and anything on a roof or terrace deserve a proper check. See our electrical services guide for what that involves.

Inside the home: the slow leaks rain makes worse

A dripping sink trap, an overflowing A/C condensate pipe or failing shower grout all do slow damage, and a wet week makes everything harder to dry. While you are checking, look for:

  • stains or bubbling paint on ceilings, especially under bathrooms and roofs;
  • skirting boards or wooden door frames that are swelling;
  • water marks under sinks and around the base of the toilet.

Our plumbing services guide explains the common fixes. If a bathroom keeps leaking because the waterproofing under the tiles has failed, the real fix is a renovation, covered in our bathroom renovation guide.

Do it yourself, or call someone?

Safe to do yourself: clearing drains and gutters you can reach safely, vacuuming window tracks, checking sealant, moving loose items off balconies, and looking for stains.

Call a professional when:

  • the roof coating is blistered, cracked or peeling;
  • you see a stain on a ceiling that grows after rain;
  • anything electrical outside looks damaged, or a breaker trips in wet weather;
  • water appears and you cannot find where it comes from;
  • the job needs a ladder on a roof edge.

Apartments and rented homes

In an apartment, the roof, the facade and the shared drains are the building's responsibility. If water comes in from above or from outside walls, report it to your building's facility management in writing, with photos and dates.

If you rent, tell your landlord in writing as soon as you notice a leak, and do not start repair works without their permission. Our apartment renovation guide explains the rules on changes to rented homes.

When it rains: what to do on the day

Dubai Municipality's rainy weather guidance includes:

  • use the designated rainwater drains to get rid of standing water;
  • do not open or use sewage drains to drain rainwater;
  • stay away from water accumulation and avoid walking through it;
  • report water accumulation or fallen trees on 800900 or by WhatsApp.

After the rain, walk around again: ceilings, the base of walls and under sliding doors. Take dated photos of anything you find for whoever fixes it, and for your landlord or building.

Frequently asked questions

When is the rainy season in Dubai?

Winter is the main rainfall season in the UAE, according to the National Centre of Meteorology. February and December are usually Dubai's wettest months, so October and November are the best time to prepare.

How do I know if my villa roof needs new waterproofing?

Look for blisters, cracks, peeling patches or worn areas in the roof coating, and for ceiling stains on the top floor after rain. If you see any of these, have the roof checked before you patch it.

Why does water come in under my sliding door when it rains?

Usually because the track is full of sand, the weep holes at the bottom of the frame are blocked, or the balcony drain cannot keep up. Clean the track, open the weep holes and clear the drain first.

Can I use the toilet or sewage drain to get rid of rainwater?

No. Dubai Municipality advises residents to use the designated rainwater drains and not to open or use sewage drains for rainwater.

Who fixes a leak in my apartment, me or the building?

Leaks from the roof, facade or shared drains are for your building's facility management. Leaks inside your unit, such as a sink trap or shower, are usually the owner's job. If you rent, tell your landlord in writing first.

What do the materials cost to reseal windows and drains?

Silicone sealant starts from AED 15 and a chrome floor drain with cover is AED 29 at real Dubai supplier prices (checked 8 October 2026). Labour depends on the job, so ask us on WhatsApp or use mostreno.com/quote.
