What a full apartment renovation includes

A full apartment renovation is not one job. It is six or seven trades that have to happen in the right order. In a typical Dubai apartment that means:

Do you need permission to renovate an apartment in Dubai?

Usually yes, and this is where many projects stall. According to the renovation guides from Bayut and Dubizzle:

  • Apartments need a NOC from the building's facility management or owners association.
  • Villas need a NOC from the master developer.
  • Structural changes, electrical work, plumbing changes and external changes need a permit, applied for through the Dubai Building Permit System (Dubai BPS) with drawings and building card details.
  • Kitchen or bathroom work needs approval if it changes plumbing layouts, adds new wiring or alters walls.
  • Minor cosmetic work, such as painting, usually does not need a permit.

Which authority you deal with depends on where you live. Dubai Municipality covers many areas, and the Dubai Development Authority covers its own freehold zones. Rules also differ from building to building, so always confirm with your building management before work starts. Your building may also set working hours, lift booking and debris rules for contractors.

Can you renovate a rented apartment?

Only with permission. Under Article 19 of Dubai Law No. 26 of 2007, a tenant may not make changes or carry out works without the landlord's permission and the licences required by the authorities. Get the landlord's consent in writing, agree what happens at the end of the tenancy, and only then book the work.

How long does it take?

It depends on three things: how many rooms you do, how long your building takes to issue the NOC, and how quickly your chosen products are in stock. Painting one room is days. A kitchen and two bathrooms together is weeks. A full apartment with new layouts takes longer because of approvals.

Can you live in the apartment during the works?
