Bathroom renovation cost in Dubai: the 2026 price guide
Typical price ranges, the real prices of the products that go into a bathroom from Dubai suppliers, and the decisions that move the final number most.
Ask three companies in Dubai what a bathroom renovation costs and you will often get three single numbers, each after a site visit, none of them broken down. That makes it almost impossible to plan, or to tell a fair price from an inflated one.
This guide does it differently. You will see typical price ranges in Dubai, the real prices of the products that go into a bathroom from Dubai suppliers we track every day, and the decisions that move the final number most. The cooler months are when most Dubai homeowners start work, so now is a good time to plan.
The short answer
A small to mid sized bathroom renovation in Dubai typically costs AED 10,000 to 70,000, depending on size and scope. By size:
| Bathroom size | Typical range in Dubai |
|---|---|
| Small, 4 to 6 m² | AED 8,000 to 20,000 |
| Medium, 6 to 10 m² | AED 20,000 to 35,000 |
| Large, over 10 m² | AED 35,000 to 70,000 and up |
These are typical market ranges, not a Mostreno quote. They are useful to set a budget. The useful part is understanding what sits inside them.
Where the money goes
Every bathroom renovation is made of the same layers. Knowing them lets you compare any quote line by line.
- Strip out and preparation. Old tiles, adhesive and fittings come off. The screed is levelled.
- Waterproofing. A membrane under the tiles, on the floor and up the walls in the shower zone. You never see it, and it is the layer that matters most.
- Plumbing and electrical. New supply and waste connections, a concealed cistern if you want a wall hung toilet, sockets and lighting.
- Tiling. Floor and walls, with adhesive and grout.
- Sanitaryware and fittings. Toilet, vanity and basin, taps, shower, glass, mirror, towel rail.
- Finishing. Silicone, paint on any untiled wall, cleaning and handover.
Labour is a large share of the total. General daily labour in Dubai typically runs at AED 300 to 600, with specialised trades higher. Products are the part you can check yourself, which is where most budgets go wrong.

Want a bath instead of a shower? A RAK Rams bath tub, 170 x 70 cm, is AED 420. Want a touch free tap? A Grohe Bau Cosmopolitan E sensor basin mixer is AED 820.
The small materials add up too: Ceresit CM 9 tile adhesive is AED 12 a bag, Mapei Ultracolor Plus grout AED 60, Henkel CE47 epoxy grout AED 114 for 5 kg, and DAP waterproof kitchen and bath sealant AED 49.
Two things to notice. First, the biggest product jump between the two baskets is the wall tile, not the toilet or the taps. Second, many of these supplier prices are sale prices that end on 2 November 2026, so recheck before you buy.

The six decisions that move the price most
1. Moving the toilet or shower drain
Drainage decides the layout. Moving the soil stack is expensive, and in some Dubai towers it is not allowed at all. Keeping the wet zone where it is saves the most money.
2. Wall hung or floor standing toilet
A wall hung toilet needs a concealed cistern and frame built into the wall. In the Better basket that adds AED 499 for the fitting alone, plus the wall work. The reward is a clear floor that is easy to clean.
3. How much wall you tile
Full height tiling in the shower zone is not optional. Beyond that, you can tile every wall, or paint some with waterproof paint. Tile is where the Better basket spent most of its extra money.
4. Tile size
Large format porcelain has fewer joints and looks calmer, but it needs a flatter wall and more careful laying. Small tiles are cheaper per m² and more forgiving.
5. Shower glass
A fixed frameless panel and a level entry look expensive but cost little more than a framed cubicle. A rainfall head in the ceiling needs a false ceiling to hide the pipes, which adds work.
6. The finish you choose for metal
Pick one finish for taps, shower and towel rail and keep it. Chrome is the cheapest to replace later. Matt black shows limescale in Dubai's hard water.
Our bathroom guide walks through every one of these choices in more detail.
Waterproofing: the line you should never cut
Tiles and grout are not waterproof. The membrane under them is. It is the most commonly skipped step in a cheap renovation and the cause of most leak damage in Dubai apartments.
A proper job looks like this:
- Strip back to the bare surface. No tiling over old tiles.
- Level and prime the floor.
- Two coats of liquid membrane: the full floor, and the walls to 1.8 m in the shower zone.
- Tape every corner and pipe entry, because that is where leaks start.
- Flood test the floor before tiling.
If a quote has no waterproofing line, ask why. If you are fixing a leaking bathroom, our plumbing guide explains what to check first.
How long it takes
At Mostreno, a standard apartment bathroom takes 5 to 10 working days. Larger bathrooms, or any with layout changes, take 2 to 3 weeks. The timeline is confirmed before work starts.
If you have more than one bathroom, we renovate one at a time, so the others stay usable while you live in the home.
Approvals and NOCs
In most managed buildings, the developer, owners association or facility management company must approve renovation work before anything noisy or intrusive starts. Simply replacing finishes usually follows a simpler route. Removing walls, changing wet areas or touching MEP and fire safety systems can need a technical review and permits.
Sort approvals out before demolition and before you order anything you cannot return. If you are renovating a whole flat, our apartment renovation guide covers the NOC process step by step.
How to plan your budget in four steps
- Decide the scope. Refresh (new fittings, same tiles), mid range (new tiles and fittings, same layout) or full renovation (layout changes).
- Price the products yourself. Pick real products in the design tool and see the cost item by item.
- Add a margin for surprises. Old bathrooms often hide damaged pipes or failed waterproofing that only shows once the tiles come off.
- Compare quotes line by line. Ask every company for strip out, waterproofing, plumbing, tiling, fittings and finishing as separate lines. A single number is impossible to check.

Why we publish prices
Dubai's renovation market runs on trust nobody has earned: one number after a site visit, with no way to check it. We publish the numbers first, so you can hold anyone's quote, including ours, to the same standard.

Frequently asked questions
How much does a small bathroom renovation cost in Dubai?
A small bathroom of 4 to 6 m² typically costs about AED 8,000 to 20,000 in Dubai. The final number depends on how much you tile, whether the layout changes, and the products you choose.
What do the products alone cost for a Dubai bathroom?
Using live supplier prices checked on 12 October 2026, our Essential basket for a typical apartment bathroom comes to AED 3,517 and our Better basket to AED 7,050, before fitting. Both are listed in full above.
How long does a bathroom renovation take in Dubai?
At Mostreno, a standard apartment bathroom takes 5 to 10 working days. Larger bathrooms or those with layout changes take 2 to 3 weeks.
Do I need an NOC to renovate my bathroom?
Most managed buildings need approval from the developer, owners association or facility management before intrusive work. Changing wet areas or MEP systems can need extra permits. Check with your building before you start.
Is a wall hung toilet worth the extra cost?
It needs a concealed cistern built into the wall, which adds cost and wall work. In return you get a clear floor that is much easier to clean. Decide before any blockwork starts.
Can I use my other bathroom during the renovation?
Yes. Mostreno renovates one bathroom at a time, so your other facilities stay usable.
